1) New House Wiring

2) What is involved in a rewire?

When rewiring a property, the electrical supply is disconnected to the old wiring, new wiring is installed and connected to a new control centre known as a consumer unit. The new wires are installed by cutting the walls, lifting floorboards and drilling holes. New sockets and switches are added and any large electrical equipment (such as cookers and showers) are given their own electrical supply.

3) How many sockets do I need?

There is no legal minimum number of plug sockets that we must install in a new property. There are some important considerations though. Its important to make sure that you don’t end up relying on extension leads for additional socket outlets as these can easily become overloaded. 

Also bear in mind that adding sockets AFTER a rewire is more expensive than having them done whilst rewiring the property.

4) What about safety and certificates?

The wiring is installed in accordance with all electrical and building regulations to ensure that safety requirements are met. The wiring is tested using sophisticated electrical test equipment. Electrical certification paperwork is produced and the local building control department are notified.

5) How long does electrical wiring last?

Modern copper wiring should last around 40-60 years if well maintained and lightly used. There are some signs that its time to rewire your house but the best signs are often visual. Get in touch if you think that your electrical system is too old and may need replacing and I will come and check it for you.

6) How much does a rewire cost in 2025?

This greatly depends on the house, the number of sockets, lights and switches that are needed and more factors. 

On average: 

  • 2 bedroom houses cost £5000-6000 to rewire
  • 3 bedroom houses cost £5600-6700 to rewire
  • 4 bedroom houses cost £6700-£7900 to rewire
  • 5 bedroom houses cost £7500-£11000 to rewire
  • 1 bedroom flats cost £3800 to £4200 to rewire
  • 2 bedroom flats cost £4000 to £4600 to rewire
  • 3 bedroom flats cost £4600 to £5300 to rewire
