Electrical Installation Condition Reports are an important part of maintaining an electrical system. Rental properties require regular electrical testing by a fully qualified electrician to ensure that there are no breaches of the electrical safety regulations. The frequency of a full electrical installation check will depend on the type of property that requires testing and to some extent, the local authority.
Typically, individual privately rented homes will require an Electrical Installation Condition Report every 5 years unless more frequent inspection is recommended by the electrician at the time of the inspection.

Back to topA thorough inspection should take some time to carry out as the inspector needs to check for things like earthing, bonding, breaks on circuits, cable insulation quality and circuit resistances. There is also a visual inspection carried out on consumer units and electrical accessories such as sockets and switches to ensure there are no signs of damage. The length of time taken to perform an electrical inspection will depend upon the size of the property. A larger property is likely to take a full day to carry out a thorough inspection.
Back to topThere are some electrical circuits that may not require testing, may have sensitive electrical equipment connected that can limit the extent of testing or may be excluded from the agreed scope or the test. For instance, it is common for doorbell circuits to be excluded from any testing as the length of 230 volt circuit is often less than a metre meaning a visual inspection can be carried out an further testing is often unnecessary.

There are two potential outcomes following a periodic electrical inspection. The resultant electrical installation condition report could either be 'Satisfactory' or 'Unsatisfactory'.
Where an EICR contains C1,C2 or FI codes, the report will be unsatisfactory. For safety reasons urgent remedial action should be taken when an Unsatisfactory outcome is achieved. Where a C1 code is discovered, this is an electrical emergency and must be rectified immediately!

Damp in electrical systems can cause insulation in cabling to fail resulting in electrical current 'leaking' away to earth. This earth leakage can result in electric shock risks and nuisance tripping of any protective devices.

Whilst it may not highlight the exact location of any damage, it will detect the number of circuits that are affected by any cable damage.

When metals become tarnished on internal contacts, contact points become worn and general dust and debris start affecting sockets you may notice that outlets become hot, discoloured or plugs become loose in the sockets. These issues can raise the risk of cable damage through overheating and even present a fire risk.

These switches will trip for a variety of issues including overload, short circuit and earth faults. When trip switches are operating frequently, there is an issue in the electrical system that should be attended to by qualified professionals immediately. Such problems will likely cause an EICR to return as UNSATISFACTORY until the observed deficiency has been repaired.

Whilst cables are generally protected from overload by fuses and trip switches (called overcurrent protective devices), constant overloading can cause excessive heat to build up causing premature failure of wiring systems and components.
