1) Electrical Safety Certificate in Liverpool (EICR)

Electrician in Liverpool

Electrical Installation Condition Reports are an important part of maintaining an electrical system. Rental properties require regular electrical testing by a fully qualified electrician to ensure that there are no breaches of the electrical safety regulations. The frequency of a full electrical installation check will depend on the type of property that requires testing and to some extent, the local authority.

Typically, individual privately rented homes will require an Electrical Installation Condition Report every 5 years unless more frequent inspection is recommended by the electrician at the time of the inspection.

2) What is an EICR?

An EICR is an Electrical Installation Condition Report. This is a report produced documenting the condition of the electrical system following a periodic electrical inspection. It is a formal document that should be carefully stored as a valuable record of maintenance for your property.

3) Safety Electrical Inspecting and Certification

A thorough inspection should take some time to carry out as the inspector needs to check for things like earthing, bonding, breaks on circuits, cable insulation quality and circuit resistances. There is also a visual inspection carried out on consumer units and electrical accessories such as sockets and switches to ensure there are no signs of damage. The length of time taken to perform an electrical inspection will depend upon the size of the property. A larger property is likely to take a full day to carry out a thorough inspection.

4) Checking Relevant Electrical Circuits

There are some electrical circuits that may not require testing, may have sensitive electrical equipment connected that can limit the extent of testing or may be excluded from the agreed scope or the test. For instance, it is common for doorbell circuits to be excluded from any testing as the length of 230 volt circuit is often less than a metre meaning a visual inspection can be carried out an further testing is often unnecessary.

5) Electrical Safety Standards

Our electrical standards are amongst the highest standards in the world which helps to limit the risk of electric shocks and other dangers in electrical systems. When an inspection is carried out, the electrical installation is measured against the most recent electrical standards (BS7671).

8) What do the codes mean on the Electrical Report?

Occasionally, electrical work may need to be carried out to gain a satisfactory outcome following an electrical inspection. As part of our testing services, we will also explain any codes that appear on your electrical report so you can understand the nature of any required repairs. This will allow you to make an informed decision regarding your electrical system and its safety.

  • C1 - Immediate Danger
  • C2 - Potential Danger
  • C3 - Safety Improvement Recommended
  • FI - Further Investigation Required, possible danger expected

NOTE - No code applied but the inspector wanted to bring the item to your attention.

9) What makes an Electrical Report "FAIL"?

There are two potential outcomes following a periodic electrical inspection. The resultant electrical installation condition report could either be 'Satisfactory' or 'Unsatisfactory'.

Where an EICR contains C1,C2 or FI codes, the report will be unsatisfactory. For safety reasons urgent remedial action should be taken when an Unsatisfactory outcome is achieved. Where a C1 code is discovered, this is an electrical emergency and must be rectified immediately!

10) What type of issues can cause a "Fail" on an Electrical Certificate?

There are a number of electrical problems that can cause the outcome of an Electrical Certificate to be Unsatisfactory. These common problems can be caused by things such as:

  • Damp
  • Cable Damage
  • Worn Sockets and Switches
  • Outdated Fuse Boxes or Consumer Units
  • Tripping Switches
  • Overloaded Circuits

11) Damp

Damp in electrical systems can cause insulation in cabling to fail resulting in electrical current 'leaking' away to earth. This earth leakage can result in electric shock risks and nuisance tripping of any protective devices.

12) Cable Damage

Where cables become damaged through impact, rodents chewing or brittleness with age, the EICR process is likely to detect any significant issues during testing. Whilst it may not highlight the exact location of any damage, it will detect the number of circuits that are affected by any cable damage.

13) Worn Sockets and Switches

Plug socket outlets and switches should be replaced periodically to ensure that they are working optimally and do not introduce a danger. When metals become tarnished on internal contacts, contact points become worn and general dust and debris start affecting sockets you may notice that outlets become hot, discoloured or plugs become loose in the sockets. These issues can raise the risk of cable damage through overheating and even present a fire risk.

14) Outdated Fuse Boxes or Consumer Units

One of the most ideal electrical solutions for upgrading an old electrical system is to install a replacement consumer unit. In Liverpool, we have many older properties that may not have had their wiring systems checked or upgraded for several decades. A new consumer unit can provide benefits such as surge protection, additional protection against electrical shocks and early warning of cable problems.

15) Tripping Switches

Consumer units installed in the last 40 years will tend to have 'trip switches' rather than fuses. These switches will trip for a variety of issues including overload, short circuit and earth faults. When trip switches are operating frequently, there is an issue in the electrical system that should be attended to by qualified professionals immediately. Such problems will likely cause an EICR to return as UNSATISFACTORY until the observed deficiency has been repaired.

16) Overloaded Circuits

Where circuits have obvious signs of overloading, this can present a danger to the wiring, and the home itself. Whilst cables are generally protected from overload by fuses and trip switches (called overcurrent protective devices), constant overloading can cause excessive heat to build up causing premature failure of wiring systems and components.
