6) Why Check the Electrical System?

Your electrical system is manufactured, designed and installed to last for as long as possible but one commonly overlooked things is MAINTENANCE! After all, we would not dream of running a car for 50'000 miles without an oil change so why ignore the electrical system in our homes for several decades and just assume everything will be ok?  A periodic electrical inspection is highly recommended every ten years for privately owned domestic properties to highlight any electrical problems or electrical work that need to be addressed or carried out.

7) What do the EICR codes mean?

There may be a number of observations included in an electrical installation condition report once the electrical system has been checked. These codes are as follows:

  • C1 - Immediate Danger, Repair Immediately
  • C2 - Potential Danger, Repair without delay
  • C3 - Improvement Recommended - Not currently dangerous but safety improvements are recommended
  • FI - Further Investigation - The inspector suspects that further investigation will result in the finding of a dangerous situation
  • NOTE - No code applied but the inspector wishes to draw your attention to this.

Within our industry, these codes are standard and should be applied across all electrical inspection reports so that a universal understanding is possible.

8) What are some examples of C1, C2 and C3 codes?

There are almost an unlimited number of situations that would be impossible to list where these codes could be applied. In our industry each electrician has the discretion to apply codes to each situation they discover. This has led to some abusing the system and coding electrical installations in a manner that is unfair and can result in an electrical report that is worthless. A cheap inspection can often lead to overly onerous coding of observations. This is not something that WE do! We follow industry guidance when coding observations and can explain why codes have been applied to various situations. If you would like to see an extensive list of codes and electrical observations, check out our special article for this very purpose.
